2.6 Billion Dirhams Value of Real Estate Transactions in Sharjah

The total real estate trading volume in various areas and cities of the Emirate of Sharjah during November of this year reached 2.6 billion dirhams, with a total of 4,079 transactions. The overall traded area in selling transactions amounted to 10.6 million square feet during the same period, according to the "Real Estate Trading Activity" report released today by the Real Estate Registration Authority in Sharjah.

The report confirmed that "the Emirate of Sharjah has become a preferred destination for Arab and foreign investors, thanks to the safe and attractive investment environment it offers." This is reflected in the continued increase in foreign investments in the country across all sectors, especially in the real estate sector, which is characterized by safety, stability, and high investment returns, in addition to the launch of new projects at competitive prices and various facilities that all contribute to meeting the aspirations of diverse segments, whether seeking profit and investment opportunities or those wishing to live and settle in the emirate.

Statistics from the Real Estate Registration Authority in Sharjah indicated that "the total transactions executed during November 2023 reached 4,079 transactions, including 822 sales transactions, accounting for 20.2% of the total transactions. There were 327 mortgage transactions, representing 8% of the total transactions, with a total value of 434.5 million dirhams. Other types of transactions accounted for 2,930 transactions, or 71.8% of the total number."

Sales transactions occurred in 102 areas spread across various cities and regions of the Emirate of Sharjah, including residential, commercial, industrial, and agricultural lands.

Regarding the type of traded property, 330 plots of vacant land were exchanged, while there were 256 transactions of built lands, and the number of transactions for separated towers in the emirate reached 236.

The report highlighted the commercial area of Muwailih leading the list of areas with the highest number of sales transactions in the City of Sharjah, with 130 transactions, followed by Al-Muzayri'a with 77 transactions, then Al-Khan with 50 transactions, and Al-Qurt with 44 transactions.

In terms of trading volume, the Muwailih commercial area topped with a trading value of 159.2 million dirhams, followed by the industrial area of Al-Sajja with 146.2 million dirhams, then Al-Khan with 66 million dirhams, and Al-Majaz 3 with 61.6 million dirhams.

The transactions executed in the central area were concentrated in Al-Qasimia City with 35 transactions and a trading volume of 16.8 million dirhams, the highest in the central region.

In the city of Khor Fakkan, the "Hiawat 4" neighborhood led with 6 transactions and a trading volume of 7.1 million dirhams, the highest in the city.

In Kalba, the commercial area of Khor Kalba had 6 transactions, while "Al-Turaif 5" was the highest area in terms of real estate trading volume, reaching 1.8 million dirhams.
