The report noted that Qatar has rapidly developed over the past five years to host the 2022 World Cup. It mentioned that The Pearl Island is a man-made island located on the western Gulf coast, characterized by its lined marina yachts in a Mediterranean-style dock, towering residential towers, villas, hotels, and luxury brand stores with showrooms.

The report indicated that the artificial island was developed on an area of 4 million square meters of reclaimed land, situated 350 meters from the West Bay area in Doha. It pointed out that Qatar's Pearl is divided into 10 distinct areas inspired by the most enchanting Mediterranean cities, highlighting the vibrant heart of The Pearl, known as Medina Centrale, which is the lively center of the island and a hub for services, featuring low-rise Spanish-style buildings.
